Poles invest in Thailand: dream destinations and lucrative returns!

More and more Poles are moving to Thailand - a trend that is also noticeable in the number of tourists. According to the figures from Euronews In 2025, the number of Polish visitors to Thailand will increase by a whopping 30%. However, this fascination for the Land of Smiles is not just limited to tourism. Poles are also at the forefront when it comes to real estate purchases.

With increasing interest in the Thai real estate market, Poland is now also one of the largest groups among foreign buyers. Many people decide to purchase or lease real estate with the aim of renting it out profitably. The search for diversified investments and higher rental income than in Europe is the main reason for this.

Attractive returns

In Poland the return on property is around 5-6%, while in Spain it can even be up to 8%. The high real estate prices and investment risks in Europe make Thailand an attractive destination for investors. On Phuket, an island paradise, around 60% of real estate agency customers come from Poland. The attractive conditions, including the mild climate, lower cost of living and support for purchasing property, are another incentive.

With a starting price of around 110,000 euros for a small apartment, Thailand is a real investment opportunity for many Poles. If you also have long-term rental income in mind, you will find lucrative options here. Average hotel returns are between 5-7% per year, and a 20-30% increase in value is also possible.

Why the emigration?

The motivation for emigrating to Thailand is diverse. Many Poles are looking to the warm climate as a counterbalance to colder European winters, while others cite security concerns and dissatisfaction with the EU. In addition, the geopolitical situation and the war in Ukraine are contributing to increasing interest in real estate in Thailand.

Observations from Euronews suggest that this trend will continue for at least three years. As a constitutional monarchy, Thailand has a history of military coups, but the current political situation under Prime Minister Anutin Charnvirakul and general stability are encouraging for many investors.

With strained relations between Thailand and Cambodia since mid-2025, the country is still an attractive destination for many Polish buyers who choose not only vacation but also investment. The boom in Polish buyers could have a decisive impact on the Thai real estate industry in the coming years—a good deal for everyone involved.
