Luxury real estate boom: 12 billion baht for projects in Phuket and Bangkok!
In recent years, Thailand's real estate landscape has developed rapidly, particularly in popular holiday regions such as Phuket. Developer Charn Issara is planning a big hit especially on October 22, 2025: three luxury projects with a total volume of a whopping 12 billion baht are on the agenda. The focus is on the ultra-luxury property market, both in Bangkok Kreetha and Phuket, and demand remains unabated.
Once known as a holiday paradise, Phuket has become a global real estate investment hotspot in recent years. Foreign buyers now account for almost 60% of transactions, making the region particularly attractive to investors from Russia, China, the Middle East and Europe. Demand for pool villas in Phuket has increased by an impressive 30% in the last two years, highlighting just how sought after these luxurious properties are. According to Asia Lifestyle Magazine, prices for villas in sought-after locations such as Kamala and Layan have increased by 12 to 18% year-on-year.
Luxury projects in planning
Charn Issara's planned projects include the 23-unit Issara Residence Rama 9 in Bangkok Kreetha, with prices starting from 85 million baht. Additionally, Baan Issara Rama 9 in the same area will offer 68 units, starting at 25 million baht. Phuket is home to the impressive Sri Panwa Lagoon project, which is being built on an area of 62 rai and is worth over 7.3 billion baht. Phase 1 includes 20 exclusive pool villas, priced from 43.8 million baht. These developments are in line with trends towards sustainable living and an increasingly health-conscious lifestyle, especially as it partners with BDMS Wellness Clinic to create a health center.
The region remains attractive not only because of real estate, but also because of improving infrastructure and the introduction of new long-term visas, making it easier for foreign buyers to stay longer in beautiful Thailand. The Thai government has launched various programs to attract wealthy foreigners and digital nomads, further stimulating the growth of the market.
A look into the future
Forecasts show that housing sales could exceed a record 45 billion baht in the first half of 2025. What's particularly interesting is that the majority of these purchases are made in cash. This not only speeds up transactions but also increases developers' profit margins. According to the Alfa Group, property values in Phuket have increased by a staggering 700% in the last 20 years, driving demand for luxury villas, which cost between 30 and 50 million baht remains high. Developers avoid oversupply thanks to a build-as-you-sell model, meaning they always operate in balance with market needs.
The event “FIRST LAUNCH VVIP DAY – THE LEGACY OF ISARA LIVING” will take place on November 1, 2025, where there will be exclusive offers and discounts for participants. If you dream of something very special, you might be able to secure one or two bargains. The real estate market in Phuket continues to be dynamic and it is unclear where the journey will end. The combination of breathtaking nature, an attractive lifestyle and profit-oriented investments continues to make Phuket one of the most sought-after real estate destinations in the world.
